Land Clearing Services Available in Montgomery County
The professional land clearing services in Montgomery County we run: lot clearing for a Miami Township build, brush clearing on a Germantown ravine, tree clearing on Brookville acreage inside the bat window, stump grinding at $4 an inch, and site clearing with site prep and grading for a pad. Underbrushing a woodlot comes next.
Our land clearing service removes trees and brush, grinds stumps and hands you a lot you can stake. Selective clearing keeps the oaks on the rock. Dirt work services run $160 an hour with an operator, excavation included, for a pond footprint. Residential and commercial, both. Tree removal over a roof goes to a climber. From a land clearing service you get no concrete, no wells and no septic.
Forestry Mulching Over Limestone: Honeysuckle Mulched in Place
Forestry mulching here is honeysuckle on thin soil over rock, with callery pear along I-75 and tree-of-heaven on every disturbed edge. Our mulching services grind them where they stand, undergrowth and the trees and branches to 8 inches. The mulch lays two to four inches deep and holds water the thin soil cannot.
Honeysuckle resprouts from the crown; we grind the crown to dirt and you spray the regrowth the first summer. Callery pear and tree-of-heaven get cut-stump treatment within minutes or they come back fivefold. Dead ash and hardwood over 8 inches we fell first. I have cleared honeysuckle since 2017, and the Great Miami ravines grow it thick. Lots here overgrow in one season. Removing vegetation this way leaves nothing to burn and nothing to haul. We remove unwanted vegetation and keep the woodland you want.
Lot Clearing for New Homes in Germantown and the Townships
The county wrote 630 single-family permits in 2025 by the Census Building Permits Survey, up 81 percent, 339 of them in the townships. Residential land clearing here is a Washington Township homeowner with a honeysuckle ravine, or Germantown acreage going under a house. Small residential lots run one day: half acre $2,500, quarter acre $1,700 flat.
Comparable job from the Lebanon side: a 1-acre lot in a callery pear thicket, one day with the skid steer plus 9 stumps, $2,500 plus $360. Commercial land clearing is Austin Landing and the I-75 corridor south, where commercial development and master-planned communities take farm woodlots. That commercial land is 300-hp mulcher work. Site preparation is where property development starts, and residential jobs get the same list.
How Much Does Land Clearing Cost in the Dayton Area?
Land clearing in Montgomery County costs $1,200 to $5,000 an acre, transport included from Lebanon. Honeysuckle and brush run $1,200 to 2,000 by density. A woodlot understory with dead ash runs $1,800 to 2,600. Full clearing to dirt with the stumps out is $2,800 to 5,000; shallow limestone pushes it to the top of that range because stumps come out of rock slowly. The skid steer is $2,500 a day for stems to 8 inches; the 300-hp mulcher is $3,900 plus transport. Haul-off is $600 to 1,100 a load.
Site conditions set the rest: rock depth, slope, wet clay. March and April add a day or we wait. The free quote is on-site; I walk the property myself. Call (740) 729-8625 or send the form with photos to get an estimate. The budget range is in your email before the end of the day.
Soil, Season and Vegetation From the Great Miami to Eastwood Lake
Montgomery County's ground is Miamian silt loam over limestone, often within 3 feet, with gravel terraces along the Great Miami River and the Stillwater. Around Dayton the rock comes before the clay and the clay comes before the mud. Near Eastwood Lake it is cottonwood and box elder bottoms. Along Twin Creek it is oak and hickory on the bluffs, sycamore below, and a hawthorn fence line on the agricultural land above.
Frozen, mud or dust, pick one. The gravel dries first in April and the till ravines dry last. I walked a lot off SR 725 last spring and hit rock at 28 inches with the probe. We leave every drainage swale open when the cleanup runs.
Burn Rules, Wetlands and Permits Before You Clear
Burning land-clearing brush is out on nearly every lot in the county. Ohio EPA OAC 3745-19 bars open burning inside corporation limits, and the cities cover most of what we clear. Where it is legal the pile sits 1,000 feet from a neighbor's house with written notice to Ohio EPA, and ODNR Forestry bars daytime burning in spring and fall. So we mulch or haul.
A pad in a township needs the Montgomery County Building Regulations permit plus a zoning certificate from Miami, Washington, German, Clay or Perry Township. Dayton runs its own. Clearing alone on a wooded tract needs neither; farm use is exempt under ORC 519.21. At 1 acre of disturbance Montgomery SWCD reviews the erosion and sediment control plan. Those plans were my desk work for fourteen years on the I-71 pads.
The Miami Conservancy District holds flood easements along the Great Miami, Stillwater and Mad, and the Stillwater is a State Scenic River. Ravine seeps can be isolated wetlands; Ohio EPA Level 1 covers fill to half an acre. The river goes to the USACE Louisville District. Trees over 3 inches on tracts over 1 acre come down October 1 to March 31 for the Indiana bat. OUPS 811 before any stump work.
Frozen-Ground Land Clearing December to February
Frozen ground is the land clearing season in the Dayton area, December through February. The till ravines that rut in April carry the mulcher flat in January, with no mud surcharge and the bat window open. On our jobs in German Township last winter the ground never gave. Book the frozen weeks early.
