Land Clearing Services Available in Greene County

The professional land clearing services in Greene County we run most:

  • Lot clearing for a build in Sugarcreek or Bath Township.
  • Brush clearing on old pasture along US 68.
  • Tree clearing on wooded acreage inside the Indiana bat window.
  • Stump grinding, $4 an inch, $150 minimum.
  • Site clearing, site prep and grading for a pad or a pond footprint.
  • Underbrushing.

Our land clearing service removes trees and brush, takes the stumps and leaves the lot ready to stake. Selective clearing keeps the oaks and walnuts. Dirt work services run $160 an hour with an operator, excavation included. Residential and commercial, both. Tree removal over a roof I hand to a climber. No concrete or septic from a land clearing service, and no wells either.

Forestry Mulching Under Dead Ash: Honeysuckle Mulched in Place

Forestry mulching in Greene County is dead ash work with honeysuckle under it. A dead ash gives you one warning, and it is the sound of the top letting go. We fell the ash and hardwood over 8 inches first, then our mulching services grind the honeysuckle, callery pear and multiflora rose, undergrowth and the trees and branches, where they stand. The mulch ends up two to four inches deep.

Honeysuckle resprouts from the crown. We grind the crown into the dirt; you spray the regrowth once that summer. Callery pear gets cut-stump treatment within minutes. I have cleared honeysuckle since 2017, and the Little Miami ravines by Bellbrook grow it as thick as anything in the Dayton area. Lots here overgrow in one season. Removing vegetation this way leaves a mulch layer, not a pile. You mark the woodland to keep, and we remove unwanted vegetation to the line.

Lot Clearing for New Homes in Sugarcreek Township, Bellbrook and Fairborn

The county wrote 389 single-family permits in 2025 by the Census Building Permits Survey, down 40 percent after a 2024 spike, with 192 in the townships and Xenia at 125. Residential land clearing here is a Sugarcreek Township homeowner with 2 acres of honeysuckle and six dead ash over the back fence. Small residential lots run one day: half acre $2,500, quarter acre $1,700 flat.

Comparable job from the Loveland side of Warren County: a 2-acre creek-bank lot with an isolated wetland pocket, Ohio EPA Level 1 filed with the owner, a day and a half, $4,100. Commercial land clearing is the I-675 corridor, where commercial development and master-planned communities take farm woodlots. That commercial land is 300-hp mulcher work. Property development starts at site preparation, and residential jobs see the same numbers.

How Much Does Land Clearing Cost Here?

Land clearing in Greene County costs $1,200 to $5,000 an acre, transport included from Lebanon.

Honeysuckle and brush$1,200 to 2,000 an acre
Woodlot understory with dead ash$1,800 to 2,600 an acre
Full clearing to dirt, stumps out$2,800 to 5,000 an acre
Skid steer mulcher, stems to 8 inches$2,500 a day
300-hp mulcher, stems to 12 inches$3,900 a day plus transport
Haul-off, 10-yard load$600 to 1,100

Dead ash moves a lot from the brush rate to the understory rate; it is hazard-tree work. Site conditions set the rest: rock depth, wet clay, stump count. March and April add a day or we wait. The free quote comes on-site, after I walk the property myself. Call (740) 729-8625 or send the form with photos to get an estimate. The budget range is in your email before the end of the day.

Soil, Season and Vegetation From the Mad River to Caesar Creek Lake

Greene County's ground is Miamian silt loam over Wisconsinan till, with limestone within 3 feet on the Dayton side and gravel along the Little Miami and the Mad River. Near Caesar Creek Lake the woodland is oak and hickory on the ridges with dead ash in every draw. Along the Little Miami through Clifton Gorge it is sycamore and hemlock on the rock; out on the till it is a hawthorn fence line on the agricultural land.

Frozen, mud or dust, pick one. On our jobs in Xenia Township last winter the till carried the big mulcher without a mark. In April the probe hit rock at 30 inches under standing water. We keep the drainage swales open for the cleanup.

Burn Rules, Wetlands and Permits Before You Clear

Burning land-clearing brush is out inside Xenia, Fairborn, Bellbrook and the villages. Ohio EPA OAC 3745-19 bars open burning inside corporation limits. In the townships the pile sits 1,000 feet from a neighbor's house with written notice to Ohio EPA, and ODNR Forestry bars daytime burning in spring and fall. So we mulch or haul.

A pad needs the Greene County Building Regulations permit plus a zoning certificate from the township. Clearing on its own needs neither permit; farm use is exempt under ORC 519.21. At 1 acre of disturbance Greene SWCD reviews the erosion and sediment control plan. Those plans were my paperwork for fourteen years of pad work on I-71. Near the base, Wright-Patterson approach zones add a height review on the pad.

The Little Miami is a State and National Scenic River with a riparian corridor the county holds. Wet draws can be isolated wetlands; Ohio EPA Level 1 covers fill to half an acre. Streams go to the USACE Huntington District. Trees over 3 inches on tracts over 1 acre come down October 1 to March 31 for the Indiana bat. OUPS 811 before any stump work.

Frozen-Ground Land Clearing December to February

Frozen ground is the land clearing season in the Dayton area, December through February. The till sets up, the mulcher rides on top, no mud surcharge, bat window open. Dead ash comes down cleaner in cold too; the wood is brittle. Book the frozen weeks early.
