Land Clearing Services in Northwest Ohio, Billed From Delaware
Farm woodlot cleanup is the first job on the Toledo sheet. Professional land clearing of swamp-forest understory, fencerows and honeysuckle edges from $1,200 an acre. Lot clearing for a new house from $1,700 flat. Brush clearing of buckthorn, autumn olive and invasive brush on fence lines. Stump grinding at $4 per inch. Tree clearing and tree removal of dead ash inside the bat window. Site preparation and driveway cuts at $160 an hour of grubbing. Forestry mulching is the second service and the one that walks Hoytville clay in January without a rut. We do not pour concrete or set septic. A service call starts with photos; name the service.
Forestry Mulching Black Swamp Woodlots, Honeysuckle Edges and Dead Ash
The Black Swamp was drained a century ago and has not forgiven anybody yet. The farm woodlots left on it are swamp white oak, pin oak and cottonwood over a honeysuckle and buckthorn edge, with dead ash where the emerald ash borer landed first in 2003. Autumn olive and callery pear take any old field you let overgrow; the overgrowth is thorns in five years. Phragmites chokes every ditch. Those invasive species set the price on an overgrown property here.
On this ground forestry mulchers grind brush, each sapling and small trees in place; the mulch layer protects the soil and slows regrowth on sand that would otherwise blow. Honeysuckle resprouts from the crown, so a bush hog can mow it but not kill it; we mulch the crown to the dirt. Dead ash tops drop before the trunk is touched, so an ash woodlot runs slower. Professional forestry mulching services here run $1,200 to 2,600 an acre; dense brush under dead ash sits at the top.
Lot Clearing for New Home Construction Around Toledo and Perrysburg
Lucas County pulled 273 single-family permits in 2025, 189 of them in the townships, by the Census Building Permits Survey. Wood County shows 101, a reporting gap, so the Census estimate is the proxy. New home construction in Sylvania, Monclova Township and Perrysburg Township is the lot work up here. Quarter-acre infill, $1,700 flat. Half-acre, one day, $2,500, plus transport. Residential land clearing to dirt with stumps out, $2,800 to 5,000 an acre. Clearing for residential pads on Hoytville clay means finding the tile before the footer does; I built pads along I-71 for fourteen years and the tile here runs closer.
Two Grounds, Clay and Sand: Land Clearing Near Toledo
Two grounds is the Northwest Ohio story. Hoytville and Nappanee lake-plain clay is the drained Great Black Swamp, tile under every field and a county ditch on every section line that you must not block. Frozen ground is the only time that clay carries a machine without ruts. Oak Openings sand west of Toledo drains in an hour and carries black oak savanna, wild lupine and the Karner blue butterfly, so USFWS has a say there. A landowner with a 20-acre farm woodlot and utility companies along I-75 get the same sheet; private landowners on old farm ground are most of our calls up here. Land clearing near Toledo is clay in January or sand any month.
Frozen Ground, Mud Season and Dust: When Northwest Ohio Land Is Cleared
December through February is the season on the clay. Frozen ground carries the 300-hp mulcher across Hoytville clay without a rut, the Indiana bat window is open, and there is no mud surcharge. March and April are mud on the clay and dry on the sand; mud season adds a day or we wait. June through September is dust, and the clay bakes hard enough to crack. Trees over 3 inches on tracts over an acre get cut October 1 to March 31 unless a USFWS survey clears the site. On the Oak Openings sand we can run in any month the bat window allows.

Fifteen acres of fencerow and pasture reclaim on a farm in Knox County, multiflora rose and autumn olive: three days on the big mulcher, $11,700 plus transport, the farm-woodlot comparison for the Black Swamp. Burn Rules, Wetlands, County Ditches and Permits Before You Clear Land Here
Hauling or burning is mostly hauling here too. Ohio EPA open burning rules ban it inside corporation limits: Toledo, Sylvania, Perrysburg, Bowling Green and every village. Out in the townships, land-clearing waste needs 1,000 feet from a neighbor's house and written notice, and ODNR shuts daytime burning March to May and October to November. Black Swamp wet woods carry Ohio EPA isolated wetland permits, Level 1 up to half an acre; fill triggers it, not clearing, so we mulch the wet pocket and leave it. Streams go to the USACE Buffalo District; the Maumee is a State Scenic River. Both county SWCDs review erosion plans at an acre of disturbance, and a petition ditch is county maintained, so nothing gets pushed into it. OUPS 811, 48 hours ahead.
Counties We Help Property Owners In: Lucas and Wood
Two county land pages, one for each ground. Lucas: Toledo, Sylvania, Whitehouse, Waterville, Monclova Township. Wood: Perrysburg, Bowling Green, Perrysburg Township near First Solar. Land clearing in Toledo runs through the city building department; the townships run through zoning and the county. Commercial projects and a half-acre lot get the same crew and the same transport line.
