Land Clearing Services Available in Lucas County
The professional land clearing services in Lucas County we run most:
- Tree clearing of dead ash in farm woodlots, inside the Indiana bat window.
- Lot clearing for a build in Monclova or Swanton Township.
- Brush clearing on fencerows and ditch banks.
- Stump grinding, $4 an inch, $150 minimum.
- Site clearing, site prep and grading for a pad or a pond footprint.
- Underbrushing.
Our land clearing service removes trees and brush and grinds the stumps, then stakes the corners. Selective clearing keeps the bur oaks. Dirt work services run $160 an hour with an operator, excavation included. Residential and commercial, both. A climber handles tree removal over a roof. Concrete and septic are not what a land clearing service does.
Forestry Mulching on Clay and Sand: Dead Ash and Buckthorn Mulched in Place
Forestry mulching in greater Toledo is woodlot edge work: honeysuckle and buckthorn along the field side, callery pear and autumn olive on the old fields, dead ash through all of it. The borer landed here first in 2003. Our mulching services grind the undergrowth and the trees and branches to 8 inches on the skid steer and 12 on the big machine. The mulch lays two to four inches deep.
Dead ash and hardwood over that we fell first; after twenty years dead the tops come off at a touch, and the wood is yours. Honeysuckle resprouts from the crown, so the crown goes into the dirt, and a summer spray finishes it. I have cleared honeysuckle since 2017 and these woodlot edges overgrow in two seasons. No piles: removing vegetation with the mulcher puts it on the ground as cover. We remove unwanted vegetation and the woodland you want stays untouched.
Lot Clearing for New Homes in Monclova, Springfield and Swanton Townships
The county wrote 273 single-family permits in 2025 by the Census Building Permits Survey, 189 of them in the townships. Residential land clearing here is a homeowner in Springfield Township with 2 acres of woodlot edge, dead ash and buckthorn. Small residential lots run one day: half acre $2,500, quarter acre $1,700, plus transport.
Comparable job from the home farm country: 15 acres of fencerow and pasture in Knox County, multiflora rose and autumn olive, three days with the 300-hp mulcher, $11,700 plus transport. Commercial land clearing is the I-475 and US 20 corridor, where commercial development and master-planned communities take tiled farmland. The big machine goes to that commercial land. Property development starts with site preparation; residential jobs get the same list.
How Much Does Land Clearing Cost Here?
Land clearing in Lucas County costs $1,200 to $5,000 an acre, plus transport billed from Delaware. Honeysuckle and brush run $1,200 to 2,000 by density. A woodlot understory with dead ash runs $1,800 to 2,600. Full clearing to dirt with the stumps out is $2,800 to 5,000. The skid steer is $2,500 a day; the 300-hp mulcher is $3,900. Haul-off is $600 to 1,100 a load.
Site conditions set the price inside those ranges: tile on the clay, lupine on the sand. March, April and May add a day or we wait on the clay. The free quote is on-site; I walk the property myself. Call (740) 729-8625 or send the form with photos to get an estimate. The budget range is in your email before the end of the day.
Soil, Season and Vegetation From the Maumee River to the Oak Openings
Lucas County's ground is Hoytville and Nappanee lake-plain clay east of I-475, tiled everywhere, and Ottokee and Oakville sand in the Oak Openings west of it. The Black Swamp was drained in the 1800s and it has been trying to come back ever since. Near Maumee Bay the woodland is swamp white oak, pin oak and cottonwood with phragmites in every ditch. Along the Maumee River it is sycamore and a hawthorn fence line on the agricultural land above.
Frozen, mud or dust, pick one. The clay side is mud into May; the sand side is dust by June. I walked a Swanton Township lot last spring and the tile was running at 30 inches on the clay end. We keep the drainage ditches open for the cleanup.
Burn Rules, Wetlands and Permits Before You Clear
Burning land-clearing brush is out inside Toledo, Maumee, Whitehouse and the villages. Ohio EPA OAC 3745-19 bars open burning inside corporation limits. In the townships the pile sits 1,000 feet from a neighbor's house with written notice to Ohio EPA, and ODNR Forestry bars daytime burning in spring and fall. So we mulch or haul.
A pad needs the Lucas County Building Regulations permit plus a zoning certificate from the township: Springfield, Monclova, Swanton, Waterville. Toledo runs its own department. Clearing alone on acreage needs neither; agriculture is exempt from township zoning under ORC 519.21. At 1 acre of disturbance Lucas SWCD reviews the erosion and sediment control plan; a county ditch on the line is never blocked. I wrote those plans for fourteen years on I-71 pads.
In the Oak Openings, wild lupine is Karner blue butterfly habitat and USFWS lists it as endangered; we flag lupine and leave it. Black Swamp wet woods are isolated wetlands more often than not; Ohio EPA Level 1 covers fill to half an acre. Streams go to the USACE Buffalo District. Trees over 3 inches on tracts over 1 acre come down October 1 to March 31 for the Indiana bat. OUPS 811 before any stump work; tile is not marked.
Frozen-Ground Land Clearing December to February
Frozen ground is the land clearing season on the Black Swamp clay, December through February. The tiled flats set up and carry the big mulcher with no ruts and no mud surcharge, and the bat window is open. Book the clay jobs by Thanksgiving.
